How much does it cost?
We'll send you a fee proposal with a breakdown of what's included at each stage, with no obligation.
Do you design the structure?
No, you'll need to appoint a structural engineer to provide the necessary structural design and calculations for building regs. There are several online services for this, as well as local professionals all over the UK.
What isn't included?
Generally, anything that's too specialist for us, or that we can't anticipate. This includes:
structural design
specialist input for planners, like ecology assessments, tree surveys, lighting studies, acoustic reports
fees to the planners
fees for the building control submission
What happens if there's a planning refusal?
We generally suggest that you keep your extension within the Permitted Development rules for your home. We can then apply for a Certificate of Lawfulness, and the planners will simply be checking the size, rather than consulting neighbours and reviewing the design.
If you need something that's beyond the Permitted Development rules then we'd apply for a Householder Planning Consent. We can never guarantee an approval, but we'll try and let you know if we think a refusal is likely, based on our experience. The scheme can be resubmitted without additional fees to the planners, with changes to try and seek an approval. We charge a small fee for a resubmission.
Can you produce a bespoke design for us?
Yes! That's included in our enhanced service.
My house is in Scotland, Wales, or Northern Ireland - can you help?
No - we're sorry. The planning system varies across the UK, and our experience is with the English system. We're hoping to expand across the whole of the UK soon, but we're not there yet.
Are you builders - will you build the design for us, or can you put us in touch with reliable builders?
We just do the design work - you'll work directly with your builder to construct the project. If you're in an area that we've worked before then we may be able to put you in touch with someone, but local recommendations are usually the best option.
